How it works

Six stages to a specification builders can price

OneSpec guides you from first idea to a tender-ready document, explaining each technical term along the way.

  1. 01

    Set up your project

Tell us the address, project type, when you'd like to start, and describe the work in your own words.

  2. 02

    Upload your drawings

Add existing and proposed plans, elevations, sections, structural engineer's details and Building Regulations drawings as PDFs. We build a drawing register automatically.

  3. 03

    AI drawing analysis

Your drawings are reviewed to identify the trades involved. Every finding is separated into what the drawings confirm, what is reasonably inferred, what you'll need to choose, and what's missing.

  4. 04

    Specification interview

A guided, adaptive set of questions in plain English, multiple choice or free text. Save at any point and come back later.

  5. 05

Review and edit your Schedule of Works

A trade-by-trade description across 20 standard sections. Include or exclude items, set provisional sums, link drawing references, and resolve clarifications.

  6. 06

    Export and issue to builders

Check your Tender Readiness score, then download a professional, branded PDF with drawing register, preliminaries and revision history.

What OneSpec is not

We don't produce measured bills of quantities, and we never invent missing details. Where information is missing, it's clearly flagged so it can be resolved before you go to tender.
